Buyer's Guide
Marbella or Estepona: the real differences when choosing where to buy

Choosing between Marbella or Estepona depends on your budget and the lifestyle you want. Marbella has more services, international schools and social life, but higher prices. Estepona is calmer, with a beautifully kept old town and more affordable new builds. Between the two lies the New Golden Mile, which brings together the best of both: golf, beaches and mid-range prices.
Marbella or Estepona in numbers
| Aspect | Marbella | Estepona |
|---|---|---|
| Cheapest new build in our catalogue | €433,300 (The Grove) | €259,000 (Etherna Homes II) |
| Distance to Málaga airport | About 45 min | About 60 min |
| Beaches | About 27 km of coast | Over 20 km of coast |
| Feel | Cosmopolitan and social | Andalusian town with life |
| International schools | Many | Several and growing |
The price gap is clear: for what you would pay for a 2-bedroom flat in Marbella, in Estepona you can find 3 bedrooms and a bigger terrace.
When Marbella suits you
- If you want restaurants, shops and a social life all year.
- If your children will attend a specific international school.
- If resale matters to you: Marbella is a name known worldwide.
- If you are looking at areas such as Nueva Andalucía, Los Monteros or Las Chapas.
Examples from our catalogue: MedBlue Marbella in Altos de los Monteros, Isla Bela in Nueva Andalucía or Zinnia in San Pedro Alcántara.
Think about resale too. If you want to sell in ten years, Marbella gives you more international buyers; in Estepona, you will usually have paid less to get in.

When Estepona suits you
- If you prefer a calmer pace and a town with character.
- If you want more square metres for the same money.
- If you like walking: the promenade and the Senda Litoral go on for kilometres.
- If you want a new build with a garden or your own pool.
How to decide between Marbella or Estepona in a three-day visit
- Day 1, Estepona: walk the old town in the morning, have lunch at the marina and visit a development in west Estepona in the afternoon.
- Day 2, New Golden Mile: tour Cancelada and El Campanario, and check how long you take to drive to Puerto Banús.
- Day 3, Marbella: visit Nueva Andalucía or Los Monteros and have dinner in the centre to see the evening atmosphere.
At the end of your trip, note which area made you feel most at home, not just which was prettiest. We can organise your viewings so you see three or four developments without wasting time.
The New Golden Mile: the middle ground
Between San Pedro Alcántara and Estepona lies the so-called New Golden Mile, with Cancelada, El Campanario and Atalaya. It has Marbella's golf five minutes away and prices that are still Estepona's.
If you are undecided, start here. Developments such as Aire or Oceana Gardens II start below €430,000. For other options, see the best areas of the Costa del Sol.
