Asking price, valuation and price actually paid

Do not rely on a single figure when you compare towns. There are three ways of measuring prices and each gives a different result.

  • Asking price: what listings ask for. It is the highest and the first to reflect changes.
  • Valuation: what surveyors say. In Malaga province it was €3,083.5/m² in the second quarter of 2026, up 13.8% in a year, according to the Spanish Housing Ministry.
  • Price in the deeds: what is signed before the notary. Non-resident buyers paid an average of €3,242/m² across Spain in the second half of 2025, against €1,839/m² for Spanish buyers, according to the Notaries' Council.

The gap is mainly about the type of home: foreign buyers purchase closer to the sea and buy more new builds.

What pushes property prices up or down

  • Distance to the sea: a few minutes' walk from the beach, prices rise clearly.
  • Views and orientation: a south-facing terrace with sea views costs noticeably more than the same home without them.
  • When you buy: buying early, off-plan, is usually cheaper than buying once the building is finished.
  • Golf and services: developments with a golf course, concierge or spa have higher prices and fees.
  • Access: being close to the A-7 or the local train saves you time every day, and that is priced in too.

How to work out your total budget

  1. Price of the home, with parking and storage if you want them.
  2. Plus 10% VAT and 1.2% stamp duty if it is a new build in Andalusia.
  3. Plus around 1% for notary, land registry and administration.
  4. Plus valuation and arrangement fees if you take out a mortgage.
  5. Plus furniture and appliances if the home does not include them.

On those numbers, a €300,000 new home will cost you about €337,000 in total. If you need finance, read our guide to mortgages for non-residents.
